Buying a villa in North Bali

After you have seen what we have done before, and you have decided to go ahead and have us build your beach property, we have a meeting to finalize the basic plan and finishings.

Payment of the property is done in stages, depending on your wishes, with a final payment within two weeks after the villa is finished.

Construction times are usually 5-8 months, and during construction you will get weekly emails (and pictures) (if you are out of the country) about the building progress.

Ownership Structures

Each villa we build has its own deed (freehold land certificate)

Foreigners can not hold a freehold title directly in Indonesia however, so we offer the following:

  • A proven nameholder structure, an option most of our buyers are using.
  • PMA construction (Indonesian Foreign Investment Company, Ltd owned by foreigners)
  • Hak Pakai title, Right of use for foreigner, no nameholder needed, 25 yrs renewable

The two last options will increase the costs of owning or buying the property. We recommend the nameholder structure, but everyone can choose the best solution. And of course if you are an Indonesian citizen or married to an Indonesian citizen, the land certificate can be on your name.
